Top 10 UK property investment books

UK property investment books
UK property investment books

By way of introduction, I wrote this article in 2021 out of complete frustration that I could not find a proper list of UK books for the UK property market.

The property market is one of the most profitable forms of investment, but it can be difficult to know where to begin. That's why property investment books are often called property investment guides.

Investing in property requires knowledge and experience. Creating a property portfolio can be challenging if none of your friends or family members currently invest in property, and you don't want to go through any trial-and-error. That's where property investment books can be extremely helpful.

They provide you with everything you need to get started, from explaining the basics of property investment to outlining what you should be looking for in your first property. They also offer advice on how to grow your property portfolio over time.

Property investment books are written by property experts, so you can be sure that the advice you're getting is reliable. They also provide you with insights into current property trends, so you can make well-informed investment decisions.

The property market in the United Kingdom is highly diverse, with different areas offering different opportunities and risks. By reading property investment books, you can gain an understanding of the different types of property investment that are available, as well as learning about the property market in different parts of the country. One of the benefits of property investment books listed below is that they're written specifically for investors in the United Kingdom. This means that the advice and strategies outlined are relevant to the property market in the United Kingdom.

Property investment books can be a great source of information, and using property investment books can help you to get started in property investing quickly and easily.

Whether you are a new or experienced investor, these 10 books will help you add value to your property portfolio.

Peter D Doherty

“This book will provide you with the tools and information you need to find, research, bid and find success at auction. Whether you're a seasoned property professional, a budding property entrepreneur or a first-time buyer making your way onto the property ladder, this book provides an essential one-stop guide on how to buy or sell at auction and, most importantly, how to be successful in doing so.”

“What a great book in an area that was severly lacking in decent books! Auction buying, selling and trading of property is a brilliant thing to understand, and this is the book that can get you off the sofa and stop watching homes under the hammer, and going to the auction rooms or bidding over the phone or online, with confidence. Go for it, buy it now, read it and keep it as something to refer to to get you through your first few deals. Brilliant stuff Piotr and Jay!”

“Great book with lots of details on what is really involved in property auction. The book give you huge amount of information needed when buying at auction. Amazing quality of content written in an easy to read format.”

“Over the last 20 years, more than a million Brits have made life-changing profits from buy-to-let. But as prices keep rising and the tax landscape changes, investors need to get smarter in order to succeed.

Whether you’re turning to property to secure your retirement, start a new career, or generate a stream of passive income, this book will be the most valuable investment you make.”

“The majority of books that I've read on property investment have been full of generic motivational fluff with very little useful information. Whereas this book had none of that. Instead it breaks down the many different and often complex issues involved with property investment in an informative but succinct manner, whilst also making the whole book a pleasure to read with a clear and witty writing style. It's a testament to the authors abilities that I found myself gripped by a chapter titled "Tax and Accounting".
If you want a comprehensive and informative guide that helps you to develop a clear strategy and set realistic goals in property investment then I would highly recommend this book to you.
But if you need someone to tell you that "You are the master of your own destiny" or "Don't let your dreams be dreams", then there are many other options out there for you.”

“Sisters Stephanie Taylor and Nicky Taylor have gone from financial uncertainty to building their own multi-million pound portfolio and creating an award-winning property business, HMO Heaven. Their unique Rent To Rent Success System will enable you to get started in property in a simple, ethical and low-risk way with little capital outlay.”

“As a landlord myself, I was surprised not to have heard of Rent 2 Rent and, to be honest, was a little sceptical. However, I thought I would give it a go and I’m so glad I did! All my reservations were addressed very early on, along with lots of other myths that were busted! By the time I got into the six steps to success, I was fascinated and thoroughly enjoyed finding out how you can make rent 2 rent successful! I particularly like the idea of being able to run an ethical property business (I’m always telling people that us landlords aren’t all as bad you’ve heard)! As well as being really easy-to-follow, the book is made more enjoyable by the personal stories that the sisters tell, which are so relatable, as well as case studies and real-life examples. I highly recommend this book. It also contains lots of links to find out more and I am definitely going to spend more time researching this! Thank you, ladies!”

An extremely high level summary of the key topics. It doesn't go into anywhere near as much depth as other books and is more of a motivational book than an actual property investment book e.g. There isn't much concrete numbers showing the potential of the strategy.

“Take a property, throw in a tenant and watch the money roll in. This seemingly simple formula has attracted nearly two million people in the UK to become landlords, but the reality is a whole lot more complicated.

Did you know, for example, that if you forget to provide a certain piece of paper you might be unable to evict a tenant – even if they don’t pay the rent? Or that you could be fined for not checking your tenant’s immigration status? And don’t forget the inevitable broken boilers, mysterious leaks and various tenant complaints that always seem to happen at the most inconvenient time.

How To Be A Landlord is a straightforward guide to everything involved in letting and managing a property – whether you’re an accidental landlord or an enthusiastic investor.

In simple and entertaining language, it covers important steps like preparing the property to let, advertising for tenants, conducting viewings, doing all the paperwork, managing the tenancy, and dealing with any tricky situations that crop up.”

“This book is a must have if you're a landlord or about to become one. Very readable given the dry subject matter. It takes you through the whole process in a very clear step by step manner, laying out exactly what you need to do at each stage. It is packed full of useful advice covering not only the legal necessities (which is a book in itself) but also lots of tips that will save you time, money and trouble in the future. I'd already done bucket loads of research before reading this book, including reading books, going to meet ups, online forums etc. And there's was plenty in it I hadn't even thought about. Worth every penny.”

“This unique guide tells you EVERYTHING you need to know about using a company to invest in property:

The potential tax savings are significant. In one case study the author shows that using a company could result in a 62% increase in your after-tax income!

  • Tax relief on mortgage interest is now restricted for individual landlords but this change does not apply to companies.

  • When a property business qualifies for incorporation relief, allowing properties to be transferred into a company free from capital gains tax.

  • There are also a number of drawbacks and traps to avoid when using a company, so it's essential to arm yourself with all the relevant facts. This guide looks at the whole picture and explains all the tax consequences of using a property company.

  • A lot more information on profit extraction - taking money out of your company in the most tax efficient manner.

  • The guide is also relevant to those involved in property development and shows how you can keep over 44% more development profit by using a company.

The author, Carl Bayley FCA, was Chairman of the Tax Faculty at the Institute of Chartered Accountants in England and Wales (ICAEW) from 2015 to 2018. He is currently a member of the Institute's governing council.”

“This book is well organized and easy to understand, they explain the pros and cons of establishing a company to save tax. I have bought several Tax cafe books as I love how everything is explained and several examples are included to further expand their points. We have an accountant however as Tax is so 'taxing' this book is far more informative and has helped me to decide a Ltd Company is not for me.”

“With clear worked through examples I found this book extremely helpful. It demonstrated a way to transfer from a private portfolio to a company structure without falling into the CGT trap. A book I will return to many times.”

“Authored by Joshua Tharby, The Property Tax Handbook for BRRR & BTL investors is a short, practical and digestible book packed full of concise tax saving information and tips. It's purpose is to give property investors just like you key tax knowledge which can help you build a more tax efficient property business.”

“Property tax explained in simple terms with plenty of useful informations. This book includes some clever ways to reduce your tax bill. Highly recommended.”

“This is exactly what I needed. Quick simple answers to all the questions I had when it came to my taxes for a company.
It's not a comprehensive guide to taxes, I won't be able to become an accountant from this book but I didn't want to be. I just wanted to know the basics so I can make choices and ask the right questions and do the right things for my accountant and myself in the future.”

“In this book, multiple business owner and investor, Nick Fox, clearly guides you through the steps to building an HMO portfolio that delivers both on-going income and a tangible pension pot. Having been self-employed since he left school, and now with a portfolio of more than 200 properties, Nick knows what it is to start a business from scratch and make it profitable, even through a global economic crisis.”

The major part of HMO Property Success covers property sourcing i.e. finding deals. The later chapters deal with HMO property management.

Great book for those starting out on building a HMO property portfolio. Less relevant for experienced HMO investor who want to significantly enhance their understanding of the regulations impacting HMO investors.

“This book is the real deal by someone who has walked the walk and done it inside out. If you are wondering, check out John's YouTube/ website/ interviews as not like most property guru's out there. I have purchased the other 2 books off the back of this one and there is no fluff in any of them. Just imagine if you can get 40 years of property experience within a book....yes you can with this.

Thank you John for writing this and not fake strategies that don't work in the real world.”

“In this book experienced property investor Simon Zutshi shares some of the secrets behind his Property Mastermind Programme, so that you can learn how to build a property portfolio and replace your income, using other people’s time, money and experience. The book is designed to open your mind and stimulate your thinking to make you aware of some of the current possibilities available to you in the world of property investing. It is packed full of inspirational case studies to help build your personal belief of what you could achieve, in a relatively short amount of time, by investing in property.

Although this book is focused on investing in the UK property market, the concept of finding and helping motivated sellers to reach an ethical win/win solution, works in every property market all over the world. You can build your personal wealth whilst helping other people solve their property problems.”

“For anyone looking to invest in properties, this is an excellent book to read. Simon Zutshi recommends that you join his mastermind group, arguably so, if you are serious about becoming financially independent. There are lots of tips, ideas, strategies laid out in a conversational manner, almost as if you were attending a seminar. Easy to read, very informative and a mind opener, this book might help decide whether property investment is good for you or not.”

“This revised and expanded new edition of David Lawrenson`s bestselling book shows you how to buy the right property in the right location (including abroad), and how to maximise yield and capital gain - whatever the state of the market.

It includes advice on:
- Getting the best possible deals from developers and private sellers, and at auctions
- Managing issues such as tax, mortgages, credit rating, insurances, damp, flood risk, and letting agents
- Complying and keeping up to date with all laws and regulations
- Avoiding tenants from hell

This new edition reflects the current market as well as up-to-date information on mortgage availability, licensing and HHSRS regulations; the Green Deal re-launch; squatting laws; tenancy deposit schemes and immigration check requirements.”

“Excellent. This book gave me the groundwork I needed to thoroughly understand the Buy To Let market and all the aspects I needed to now in order to buy a suitable property and become a landlord. It is handbook for anyone wanting to et into the Buy To Let Market. There is a great deal of practical help which prove invaluable for any landlord even those who have let properties before. I really liked the advice about avoiding problems with tenants such as when there is a water leak in their property. The answer is simple, costs nothing and takes only a few minutes. Look through the contents and you will just how much is covered. The key to all of this is the experience that the author has together with his willingness to share it with the reader. there is plenty of added value, such as the specimen Tenancy Agreement, which itself saves buying one elsewhere and more than covers the cost of the book. Is it comprehensive? Well, it's as close as you could ask for. It includes all the technicalities and answers all the questions on your mind. I have referred to it again and again as I have gone through the process. I would recommend this book as the place to start if you are interested in Buy To Let.”
